Project Snapshot: Mokena Warehouse
In Fall 2014, real estate and construction consultant Michael Bonet contacted Ridgeworth Roofing to complete a due diligence inspection of a Mokena-area warehouse facility for his client, who was purchasing the building. Bonet had worked with Ridgeworth on behalf of other clients and decided to reach out to the company again.

Bonet’s client, Anthony Iaderosa, learned that the building he was about to purchase had two roofs. The roofing system had been replaced some time ago and didn’t appear to be functioning properly. Bonet asked Ridgeworth to inspect the existing roofing system and recommend a course of action.
Ridgeworth’s inspection revealed that the existing roofing system was in very poor condition. Moisture was consistently entering the building through the worn and damaged roofs. As repairs would not have addressed the overall problem of the roof’s failure over time, Ridgeworth recommended a full roof replacement. After exploring alternative solutions with other contractors and deciding what was best for the building, Bonet and Iaderosa selected Ridgeworth to install a new roofing system on the warehouse.
Ridgeworth presented multiple options for the replacement. Bonet and Iaderosa wanted a long-term solution, so Ridgeworth completely removed the existing roof system and obsolete rooftop equipment. They utilized their longtime relationship with distributor Bone Roofing Supply to obtain favorable pricing on GAF roofing and insulation and Velux commercial prismatic skylights.
Ridgeworth’s experts then installed a code-compliant GAF TPO roof system set over GAF isocyanurate insulation, which will provide Iaderosa with energy savings for years to come. In addition, the Ridgeworth team replaced the building’s older acrylic skylights with 31 Prismatic skylights, which will provide plenty of daylight inside the building and also help reduce energy bills.
Just as Bonet has been in the past, Iaderosa is happy with the finished product: a warehouse facility of which he can be proud. He describes himself as “very satisfied with Ridgeworth’s performance.”
